- Landscaping & screening: A minimum 6-foot tall opaque screening wall must be built along Winding Creek Road frontage, with one large canopy tree and three large evergreen shrubs for every 30 linear feet of that frontage (per Dallas Development Code).
- Density & building size: Maximum floor area ratio is 0.5, and lot coverage is limited to 50%.
- Term & amendment: Restrictions last 20 years from 1994, automatically renew for 10-year periods. They can only be amended or terminated after a public hearing before the City Plan Commission and City Council.
