Shepards Glen is a single-family home subdivision in Plano, TX, governed by deed restrictions (CC&Rs) that control what you can build, how you maintain your property, and what you can park or keep on your lot. There is also a voluntary homeowners association (Plano Shepards Glen HOA) that organizes community activities and social events, but membership and dues are optional.
- Residential use & building requirements: Homes must be single-family, detached residences only; no duplexes, apartments, or commercial use. Main structures must be at least 2,500 sq ft (excluding porches, garages, and accessory buildings), with an attached garage for at least two cars.
- Architectural review: Any construction, alteration, fence, or other improvement requires prior written approval from the Architectural Committee. The committee has 30 days to respond, and approval decisions are discretionary.
- Exterior materials & appearance: Exterior walls must be at least 75% masonry (brick, stone, stucco, or veneer) on every wall face, and roofs must be composition shingles (300 lb), slate, or tile with a minimum pitch of 5/12. Windows must be covered with draperies or blinds within 120 days of 95% completion; foil or newspaper coverings are banned.
- Fences & landscaping: Chain-link or wire fences are not allowed where visible. Wood fences are limited to 8 feet in height, must be built with cedar or redwood, and side fences may only extend up to about 10% of lot width beyond the home's rear wall. Landscaping must be installed within 60 days of completion, and no dams or creek alterations are allowed without approval.
- Parking & vehicles: Trucks over 3/4 ton cannot park overnight on streets or driveways, and boats, trailers, motorhomes, and other non-conventional vehicles must be stored out of sight. All vehicles must be parked so they aren't visible from the street or neighbors.
- Pets: Dogs, cats, and other household pets are allowed, but they cannot be kept for commercial purposes and must comply with City of Plano ordinances. No livestock or poultry.
- Other restrictions: No above-ground pools, tennis courts, satellite dishes, or antennas visible from street or neighbors. Solar panels are prohibited on any roof visible from public streets. Temporary structures are prohibited.
- Homeowners association (voluntary): The Plano Shepards Glen HOA is an optional, self-managed association; you can choose to join by paying dues. It organizes social events and committees, but the deed restrictions themselves are enforceable by lot owners and the city, not by a mandatory HOA.
