- Covenant enforcement process: The HOA can enforce rules through a process that starts with a courtesy notice (optional), then a formal Notice of Violation, and a hearing if requested. Owners have at least 14 days to cure a violation and 30 days to request a hearing.
- Fines & penalties: Fines range from $25 to $500 per day for ongoing violations, with specific schedules: standard violations up to $250 first fine, then up to $50/day; repetitive violations up to $250 first fine, then up to $500/day. Fines may double for repeat offenders and can be levied as assessments secured by a lien.
- Hearing rights: Owners have the right to a hearing before the Board, which must be held within 30 days of the request. Owners get a packet of documents at least 10 days before the hearing, and if not provided, an automatic 15-day postponement.
- Fence & screening rules: Artificial vegetation panels and similar screening on wrought iron fences require prior approval from the Master Architectural Control Committee. Screens made of wood or masonry must be at least 3 feet behind the fence, and materials cannot be placed in front of the fence.
- What this document doesn't cover: These are amendments to specific policies (enforcement, fining, and landscape guidelines). They do not contain the full set of community rules, such as pet restrictions, leasing rules, or architectural standards beyond fence screening.
