These rules apply to all lot owners and are enforced by the developer and owners, with an Architectural Control Committee overseeing design approvals. The covenants cover residential use, building design, landscaping, and various restrictions on vehicles, signs, and activities.
- Residential use & occupancy: Lots are for single-family residential use only. A dwelling may be occupied by two or more related persons or up to four unrelated persons. No commercial, business, or professional activities are allowed on any lot.
- Architectural review & approvals: An Architectural Control Committee (at least 3 members) must review and approve in writing all construction, fences, walls, alterations, and landscaping. Applications must include plans and specifications; if the committee fails to act within 30 days, approval is deemed given. The committee has broad discretion to ensure harmony with surrounding structures.
- Building design & size: Only one detached single-family dwelling, no more than two stories, with a private garage for 2-3 vehicles is allowed. Minimum floor areas range from 2,000 to 2,800 sq ft depending on the lot; multi-story homes must have at least 75% of the required floor area on the ground floor. Exterior walls must be at least 80% masonry, and roofs must use specified materials (e.g., wood shingle, slate, copper, or composite shingle with a minimum weight).
- Vehicles, parking & signs: Parking on the street in front of any lot is prohibited except during construction or repairs. Trucks, buses (except passenger vans for personal use), boats, and trailers cannot be parked on driveways or where visible from the street. Only one sign, no larger than 5 square feet, advertising the property for sale or rent is allowed.
- Landscaping, fences & utilities: Owners must install and maintain grass over the entire lot, excluding garden areas. Fences, walls, hedges, and utility meters cannot be placed closer to the street than the front building line, and chain-link fencing is not allowed for the main residence. Underground electrical systems are required, and easements for utilities are reserved.
- Enforcement & duration: The covenants run with the land and are enforceable by the developer or any owner. They have a term of 20 years from recording, automatically renewing for successive 10-year periods, and can be amended or terminated by a vote of more than 75% of owners. The developer may amend until 75% of lots are sold.
