What Trailridge Residential's governing documents say
This is an amendment to the declaration of covenants, conditions, and restrictions for Trail Ridge Estates, a single-family residential subdivision in Grayson County, Texas. It applies to all lot owners and updates specific rules on utilities, garages, landscaping, fences, and signs. It also includes a standard fair housing notice that racial restrictions are void.
- Utilities & septic: Each home must connect to water and electric lines as soon as available; builders must install an aerobic septic system approved by the Architectural Control Committee. Propane/LP gas tanks require written approval and must be installed underground, but pre-existing above-ground tanks may stay if screened from public view.
- Garages & parking: Each residence must have a garage for at least two cars with automatic remote openers, and garage doors must be closed when not in use. No carports are allowed, and garages cannot be converted to other purposes unless a new compliant garage is built. Detached garages and auxiliary structures require approval and must meet setback requirements.
- Landscaping & sprinklers: Each lot must have an underground sprinkler system for front and side yards, and landscaping plans require Architectural Control Committee approval. Yards must be fully landscaped within one year and maintained in a clean, attractive condition, including approved lawn grass, foundation shrubbery, and at least two trees (at least 5 feet tall) in the front yard.
- Fences & screening: Fences and walls require prior written approval and must use approved materials (rail ranch, vinyl, or painted ornamental steel/iron). No solid fences are allowed, and heights are limited to 4 feet unless approved. Chain link is only allowed temporarily for security or with special permission for tennis courts. Swimming pools and utility equipment must be enclosed or screened to avoid visibility from streets and neighboring lots.
- Signs, flags & flagpoles: Most signs require Architectural Control Committee approval, but US and Texas flags up to 4x6 feet are allowed year-round. Decorative flags (seasonal, holiday, school) may be flown temporarily, with no more than one at a time, not exceeding 3x4 feet, mounted on a pole or wall no higher than 8 feet. Flagpoles are permitted under strict limits: one per lot, only for patriotic flags, located at or behind the front building line, and no taller than 20 feet.
- What this document doesn't cover: This document is an amendment to existing covenants, not a complete rulebook. It only modifies Sections 9.10, 9.12, 9.13, 9.14, and 9.21, so other rules (such as assessments, architectural review procedures, or rental restrictions) are not included here.
