What Alliance Lone Star's governing documents say
This is an amendment to the master declaration for Alliance Lone Star, a large master-planned community in Tarrant County (Fort Worth area). It updates land-use restrictions for the entire property, specifically allowing multifamily apartment complexes only on a designated portion and prohibiting single-family homes, mobile homes, and trailer courts elsewhere. It also permits hotels, motels, and limited short-term RV camper parking for large outdoor sporting goods retailers. This is a partial document; the full set of community rules and obligations for homeowners is in the original declaration and other governing documents.
- Land use & property types: Multifamily residential apartment complexes are allowed only on the portion described in Exhibit B (the Multifamily Residential Portion). All other residential uses—including single-family homes, mobile homes, and trailer courts—are prohibited on all parts of the property. Hotels and motels are permitted anywhere. Outdoor sporting goods retailers with interior floor area over 200,000 sq ft may offer short-term RV camper parking, but the number of RV spaces cannot exceed 2% of total parking spaces on that retailer's site.
- What this document doesn't cover: This amendment does not address individual homeowner rules such as pet limits, parking restrictions, architectural review, assessments, or leasing terms. Those regulations are found in the original Declaration of Covenants, Restrictions and Easements and other association documents.
