Triple C Ranch is a single-family detached home HOA in Southlake, Texas, governed by a Declaration of Covenants, Conditions, and Restrictions. This document is the full rulebook for the community, binding all lot owners and covering use restrictions, construction standards, and association assessments.
- What you own & maintain: You own your lot and the single-family detached residence on it. You must maintain your lot, residence, and landscaping in clean, first-class condition, and promptly repair or raze any damaged structures.
- Architectural review: All construction, including residences, fences, outbuildings, and other structures, requires prior written approval from the Architectural Control Committee (ACC). Plans must be submitted before construction begins, and the ACC can request additional information.
- Construction standards: Residences must be at least 2,500 square feet of enclosed air-conditioned area, be new construction (no mobile or manufactured homes), and have at least 75% masonry exterior (stucco, brick, or stone). Roofs must have a minimum pitch of 5:12 and use minimum 20-year warranty shingles in weatherwood or similar color. Construction must be completed within 9 months of commencement.
- Parking & vehicles: All vehicles must be parked so they are not visible from the street or adjoining lots, except in driveways. Overnight street parking is prohibited, and no inoperative or unlicensed vehicles may be parked outside an enclosed garage. Work on vehicles is restricted.
- Pets & animals: Only regular household pets (cats and dogs) are allowed, for personal use only—no breeding or kennel operations. No more than four household pets per residence, and pets must be kept within the owner's lot and not run free.
- Use restrictions: Lots are for single-family residential use only. No business, professional, commercial, or manufacturing activities are allowed, though quiet in-home activities like tutoring or art/music lessons are permitted if they don't increase street parking or disturb neighbors. Outdoor burning, prefabricated structures (except approved playhouses, etc.), and drilling/mining are prohibited.
- Assessments & fees: The association levies uniform annual maintenance assessments, payable in advance (typically February and July), and may impose special assessments approved by a majority vote. Unpaid assessments accrue interest, late charges ($25 plus $20/month service fee), and can lead to suspension of common area use and voting rights, plus lien foreclosure. An initiation fee may be charged to new owners.
- Common area & amenities: The association maintains common areas, including recreational facilities and community center property. Owners have a right to use common areas, but the association can suspend that right for delinquent assessments. Specific facilities are determined by the declarant.
