The Association maintains the common areas and carries master insurance. This document is the full condominium declaration that sets the rules for owners and residents.
- Use & occupancy: Each unit must be used as a single-family residential dwelling. Leasing is allowed, but only the entire unit may be leased, for non-transient purposes. A written lease must be provided to the board, and the lessee must comply with the declaration.
- Pets: Up to two household pets (dogs, cats, fish, birds) are allowed per unit, subject to board rules. No commercial breeding. Pets must be leashed or enclosed, and owners are liable for damage or noise.
- Parking & vehicles: Parking is limited to assigned spaces (limited common elements). Commercial vehicles, RVs, boats, and trailers are prohibited. No major vehicle repairs on common elements.
- Alterations & maintenance: Owners must maintain the interior of their unit, including heating/cooling systems. Any alteration affecting the common elements or structural integrity requires prior board approval. Interior finishes are owner responsibility.
