The Glen Condominiums is a 48-unit condominium community in University Park, TX. You own your individual unit and a share of the common elements, which the association maintains and insures. This document (the Condominium Declaration) establishes the rules that bind all unit owners and occupants.
- Use & occupancy: Each unit must be used as a one-family residential dwelling. No hotel or transient use is allowed. Business activities are limited to customary incidental uses like a home office.
- Leasing & rentals: Leases must be for at least 30 days (no short-term or vacation rentals). Leases must be in writing and require the tenant to comply with all rules. The owner remains responsible for any violations.
- Pets: No more than two household pets per unit. Pets must be kept on a leash when outside the unit, and owners must clean up after them. The association may prohibit any animal that becomes a nuisance.
- Parking & vehicles: Park only in assigned spaces. No inoperable vehicles, commercial trucks, recreational vehicles (RVs, boats, trailers), or major vehicle repairs on the property. Motorcycles and scooters may only be operated for direct ingress/egress.
- Alterations & architectural review: No alterations to common elements (including limited common elements like balconies and carports) without prior written approval from the Board.
