- What you own & maintain: Your unit includes interior surfaces, walls, floors, ceilings, fixtures, appliances, and HVAC. You maintain the interior and any limited common elements assigned (balcony, patio, carport). The association maintains all common elements (buildings, grounds, pool, parking areas).
- Leasing & rentals: Units may be leased for private residential purposes only. Leases must have a minimum term of six months. The owner must use a formal lease agreement.
- Pets: Up to two common household pets per unit are allowed. No commercial breeding; pets must not be a nuisance. Dangerous animals are prohibited.
- Assessments & fees: Monthly assessments are set by the board based on an annual budget, allocated per your unit's percentage share. Late payments accrue 10% annual interest and a $25 late fee. Special assessments require 75% owner approval.
- Use restrictions: Units are for private residential use only. No businesses, trailers, tents, or temporary structures. Signs and exterior antennas require association approval.
