What Maple Pointe Homeowners Association's governing documents say
Maple Pointe is a standard single-family homeowners association (HOA) in Manassas, VA. This document is the HOA's parking rules and regulations — it's a focused rulebook, not the full covenants or bylaws. These rules bind all homeowners, residents, and their guests.
- Parking & vehicles: Each home has two reserved parking spaces. Visitors must use designated visitor spaces and display a valid Visitor Parking Permit (permanent or short-term). Vehicles without a permit or parked in a reserved space without authorization will be towed at the owner's expense. All vehicles must have current license plates and a valid state inspection sticker. Speed limit is 10 mph.
- Prohibited vehicles: Commercial vehicles (e.g., taxis, marked vans, vehicles with logos or equipment visible), recreational vehicles (boats, campers, trailers), inoperative or abandoned vehicles, and agricultural/industrial equipment cannot be parked in the community — except when actively delivering or performing work. A commercial vehicle may be parked if fully covered so it looks like a conventional passenger car, unless its size/shape makes that impossible.
- Visitor parking passes: Each home gets one permanent visitor parking pass. Short-term passes are available by request at least 48 hours in advance from a Board member, maximum two short-term passes per 30-day period. Short-term passes cannot be used for resident vehicles. Replacement permanent pass costs $75. Passes will not be issued to a homeowner who is delinquent on HOA dues, has unpaid fines, or has a current, unresolved violation against their lot.
- Time limits & towing: No vehicle can remain in a visitor space for more than three consecutive days without moving. Vehicles parked in fire lanes, on sidewalks, blocking access, with a triggered alarm for over 30 minutes, or with expired tags/inspection are subject to immediate towing without notice. Towing restrictions are lifted on certain holidays (New Year's Day, July 4, Thanksgiving, December 24–25).
- Vehicle repairs & dumping: Major repairs, painting, or draining of automotive fluids is not allowed anywhere in the community. Minor repairs (e.g., changing a flat tire, recharging a battery) are permitted. Dumping or leaking oil, grease, or any chemical is prohibited.
- Owner responsibility & enforcement: Homeowners are responsible for their family, tenants, guests, and visitors following these rules. The Board may tow any violating vehicle at the owner's expense. If the HOA must take legal action, the offending owner pays all attorneys' fees. The HOA disclaims liability for damage to vehicles.
