What Vistancia Governance's governing documents say
Vistancia is a master-planned community in Arizona with a master maintenance corporation and multiple neighborhood associations. This document summarizes governance for four communities: Village at Vistancia, Trilogy at Vistancia (age-restricted 55+), Blackstone at Vistancia, and Northpointe at Vistancia. Each homeowner belongs to their neighborhood association and pays assessments that include a portion for the master maintenance corporation.
- Master maintenance corporation: The Vistancia Maintenance Corporation maintains the Discovery Trail, entry monuments, and rights-of-way. It levies assessments on neighborhood associations, which collect from homeowners. If an association fails to pay, the corporation can assess individual homeowners. Each homeowner's share is included in their HOA dues.
- Village at Vistancia (Vistancia Village A): 2022 assessments are $93 per month, billed quarterly. Homebuyers pay a one-time Capital Reserve contribution of three months' assessments ($279) at closing. Gated neighborhoods pay an additional monthly special use fee for gates, private roads, and street lights.
- Trilogy at Vistancia (age-restricted 55+): This is an age-restricted active-adult community. 2022 assessments are $777 per quarter ($259 per month). New-home buyers pay a one-time $75 to the master corporation and a one-time Trilogy Reserve Fund Fee equal to 100% of the annual assessment ($3,036). Resale buyers pay 67% ($2,034.12 per the 2020 text, but 2022 says 100% for new and does not specify resale; the 2020 text states resale at 67%).
- Blackstone at Vistancia: 2022 assessments are $193 per month, billed quarterly. Homebuyers pay a one-time Capital Reserve contribution of three months' assessments ($579) at closing. The Blackstone Country Club (golf course, clubhouse) is a separate private facility not included in purchase; memberships can be bought separately.
- Northpointe at Vistancia: 2022 assessments are $133 per month, billed quarterly. Homebuyers pay a one-time Capital Reserve contribution of three months' assessments ($399) at closing. The community is managed by the Vistancia North Master Community Association.
- What this document doesn't cover: This is a summary document (dated 2020/2022) and not the full CC&Rs, bylaws, or articles of incorporation. It does not provide details on architectural review, pet restrictions, leasing rules, or enforcement procedures. Prospective buyers should review the full governing documents for each specific neighborhood.
