Gold Leaf is a condominium community in Lynnwood, WA. These House Rules supplement the Declaration and By-Laws and apply to all unit owners, tenants, and guests. They cover day-to-day living standards, leasing, parking, pets, noise, and appearance.
- Leasing & rentals: Minimum lease term is 12 months. Homeowners must conduct financial and criminal background checks on applicants and provide tenants a copy of the House Rules, By-Laws, and rental agreement. A non-refundable $100 move-in assessment is due when the rental agreement is submitted. Subleasing requires written Board approval.
- External appearance & modifications: Window coverings visible from outside must be white or earth tone. Exterior window frames must be white. Satellite dishes require Board approval. Balconies must be kept neat, with only patio furniture and live potted plants allowed; no storage, laundry, or dead plants. No structural modifications without written Board authorization.
- Parking & vehicles: Numbered spaces are assigned to specific units. Unassigned spaces are for residents without a space or guests, with a 2-week limit. Speed limit is 5 MPH. Car repairs must be completed within 24 hours. No large commercial vehicles, boats, trailers, or inoperable vehicles. Motorcycles must park in designated areas.
- Pets: Pets are allowed but must not become a nuisance. Owners must clean up feces immediately and keep pets quiet. Pet food cannot be left outside. Complaints about noise can lead to removal of the pet. The Board recommends licensing and spaying/neutering.
- Noise & quiet hours: Quiet hours are 10:00 PM to 8:00 AM Sunday–Thursday and 11:00 PM to 8:00 AM Friday–Saturday. Construction noise (hammering, drilling, etc.) is limited to 8:00 AM–5:00 PM daily. Stereos, TVs, and musical instruments must be kept low during quiet hours.
- Fines & enforcement: Fines start at $50 for a second infraction and escalate to $200 for a fourth. Continuing offenses may be fined $20 per day. Fines are treated as special assessments. Complaints must be submitted in writing to the property management company.
