Wild Horse Subdivision is a single-family home HOA in Cochise County, AZ, consisting of 77 lots (Lots 1-77). This Declaration of Covenants, Conditions & Restrictions (CC&Rs) governs the subdivision and is subordinate to the 3 Canyons Ranch Master Declaration. It binds all lot owners and their successors.
- What you own & maintain: You own your lot and the home on it. You must maintain the dwelling, exterior improvements, and landscaping on your lot. The Association maintains private roads, drainage, entry gates, and other common elements.
- Architectural review: Any construction, exterior alteration, or landscaping requires prior written approval from the Architectural Committee. Submit detailed plans (sealed by an architect) with a fee of $0.15 per square foot of improved living area. Failure to approve in 30 days is deemed disapproval.
- Assessments & fees: Annual assessments are set by the Board but cannot exceed $250 per year until control passes to owners. Special assessments for capital improvements require majority approval of each membership class. Late payments incur 18% annual interest, and the Association can foreclose on the lot.
- Use restrictions: Lots are for single-family residential use only. Minimum dwelling size is 2,000 sq ft, maximum 1 story, 22 ft height. Setbacks: 100 ft from front, side, and rear. No mobile homes, temporary structures, or commercial uses (home offices allowed if no retail/manufacturing or excessive traffic).
- Pets: No livestock or poultry. Dogs, cats, and other household pets are allowed if not kept for commercial purposes and not a nuisance in number or noise.
- Parking & vehicles: No boats, travel trailers, RVs, or campers may be parked or stored on the lot unless inside an enclosed garage or in a screened area approved by the Architectural Committee. No vehicle repair on lots. No parking on private streets except in designated areas.
- Maintenance obligations: You must keep your lot and home in good repair, free of trash and weeds. If you fail to maintain, the Association may enter, perform work, and charge you. Rebuild after damage within 6 months. All trash must be screened from view.
