What Wild Horse Homeowners' Subassociation's governing documents say
Wild Horse is a single-family home subdivision in Cochise County, Arizona, governed by a Homeowners' Subassociation. This document is a 2002 amendment to the subdivision's CC&Rs, not the full rulebook. It clarifies that the Wild Horse II Property is not subject to a separate master declaration (3 Canyons Ranch) and adjusts certain governance rules.
- Relationship to Master Association: The amendment deletes any reference to the Wild Horse II Property being subject to the 3 Canyons Ranch master CC&Rs. The Wild Horse II Property is not bound by that master declaration, and the association here is not required to pay assessments to a master association.
- Architectural Committee: The initial Architectural Committee for Lots 1–79 of the Wild Horse II Subdivision is the Developer, not the Wild Horse Homeowners' Subassociation. The subassociation's role in controlling and enforcing the CC&Rs on those lots is removed.
- Amending or Revoking the CC&Rs: The CC&Rs cannot be revoked unless 80% of lot owners and all first mortgagees consent in writing. Amendments also require 80% of lot owners and all first mortgagees to consent, except as otherwise provided.
- Assessments: Article V, Section 2 is amended to delete the sentence requiring the association to pay assessments to a master association, consistent with the separation from 3 Canyons Ranch.
