a. There is hereby established a Twelve (12) wide non-exclusive and perpetual Ingress / Egress Easement extending from Braxton Street and running along the southern boundary of Lot 214 as appears in the plat identified in Exhibit A to this Declaration.
. The purpose of this Ingress / Egress Easement is to provide for access to Braxton Street from Lots 214 & 214B and the structures located upon the said Lots. The usage shall be consistent with the residential nature of Lots 214 & 214B. The easement is for ingress, egress and regress and shall not be used for the parking of vehicles by the owner of any tract or by owner’s invitees, licensees, guests or visitors. No owner or owner’s invitee, licensee, guest or visitor shall obstruct or block the driveway. Each owner, now and in the future, shall exercise courtesy and consideration for the other in using the driveway.
All owners of Lots 214 & 214B and their successors in interest shall have the right and obligation to maintain and repair this Ingress / Egress Easement, and the expense of such maintenance and repair shall be shared equally between the property owners of said Lots. The need for and extent of maintenance and repair should be mutually agreed upon by a majority of the owners of said Lots, with one (1) vote being held by each Lot owner or group of owners.
. The cost of any maintenance or repair that arises from the negligent or intentional
