CAMPECHE SHORES HOMEOWNERS' ASSOCIATION, INC.

BUILDER and HOME IMPROVEMENT GUIDELINES Single Family Detached and Multi Family Structures 1. Landscaping: a. Front & Side Yard: Fully sod front and side yards (on comer Lots) with St.

Augustine. Two Palm trees, with a minimum caliper of 5 inches each. Minimum tree height is 10 feet.

b. Rear Yard: All lots must be fully sodded with St. Augustine grass.

2. Plant Selection: Landscaping should be a continuation of the Beach/Island theme which currently exists.

Suggested minimum plantings: Multi -Family Home, per lot: a. 20 five -gallon species: b. 4 fifteen -gallon species: c. 1 Ton River Rock Detached Home Lots: a. 30 five-gallon species; b. 6 fifteen -gallon species; c. 2 Ton River Rock 3. Bed Preparation: edging and mulching to meet standards of first-class practice for the industry. Co rner Lots: The builder must install plants along 60% of the visible side of the house on co rner lots and include an additional Palm Tree of 10 feet height or more.

4. Type of Residence: The Campeche Shores Island Beach Theme must be incorporated.

All houses must be constructed of horizontal hardi -plank lap siding or equivalent material on all exterior walls. Brick or masonry may be used to complement the exterior elevation as long as the Beach/Island Theme is maintained. All two-story houses must carry the horizontal plank, brick or masonry throug h the second story whenever possible. All siding must be cement -based board (hardi -plank or equivalent).

No hard board, vinyl or metal siding allowed. The horizontal lap siding cannot be more than 10 inches in vertical dimension.

5. All Improvements: must conform to the rules set forth by the ACC and the deed restrictions.

Fences must be approved by ACC and shall conform with following guidelines and sketch below: 4' in height, of treated wood construction or better and shall be constructed so that the structural supports are not facing any streets or public areas, including HOA common areas ; gate openings shall be 2.5’ wide, fence posts shall be 4” X 4”, spindles shall be 2” X 2” with 3.5” spacing between spindles ; corner posts and gate posts shall be installed with at least two 80 -lb bags of concrete ; all other post shall be installed with at least one 80 -lb bag of concrete.

Builders and Home Improvement Guidelines Page 2 of 4 Homeowners are responsible for all maintenance, repair, and replacement of fences located on an individual lot. Fences shall be painted or stained to match the homeowners deck railings, etc. Homeowners with fences may be responsible for an additional “ fence assessment fee” to cover increased landscaping cost (trimming along fence, etc.)

Fences shall be constructed within, not on, individual property lines. Fences shall not impede or restrict access to Common Areas and/or “land -locked” property.

A path of at least 5’ width shall be maintained to Common Areas and/or “land -locked” property.

Subdivision Perimeter Fences - Not required but may be constructed by the Builder and shall adhere to the same guidelines as outlined above .

Existing Fencing - Any fencing previously installed must not be disturbed,

Any fences or columns so damaged shall be repaired at the expense of the Builder or homeowner causing the damage .

Water and Estuary Lots - 4 ft. tubular steel fencing is recommended but not required.

Builders and Home Improvement Guidelines Page 3 of 4 7. Roof Pitch; Roof Material: Roofing material shall be minimum GAF natural shadow or equivalent, composition shingle. Color shall be GAF natural shadow weathered wood or equivalent. The builders must coordinate the brand and color of shingle to be used with the existing buildings and with final approval by the ACC for uniformity throughout. The roof pitch of each residence shall have a minimum of five (5) feet of vertical rise for each twelve (12) feet of horizontal length as measured from eave to eave in a line parallel to the ground. Notwithstanding the foregoing, the ACC shall have the authority to approve roof pitches different from that contained in the preceding sentence for structures it deems to be ancillary to the main dwelling, including but not limited to, eaves, overhangs for patios, and similar structures.

8. Drainage: must conform to the drainage plan approved by the local government having jurisdiction and ACC approval. Drainage type A is encouraged.

9. Driveways: Concrete drives and the surface of the driveway shall be level with the street at its point of intersection with the street.

10. Irrigation System: Builder to install Landscape irrigation system which will be connected to the existing subdivision irrigation system. Materials and design of irrigation system must be approved by the ACC prior to installation. Builder to coordinate with HOA to implement expansion of existing irrigation system. In some locations, this will require a second electric meter installed on the exterior of a new home to service water irrigation expansion and additional wat er meter may be necessary.

11. Plan Repetition of single family detached homes: When building houses with the same elevation, the builder must skip 2 full lots on both sides of the street and use different exterior colors. When building the same floor plan with a different elevation, the builder must skip 1 lot on both sides of the street.

12. All decks and any other improvements which are not shown on the plans must be approved by the ACC prior to installation. Pools and Hot Tubs are prohibited.

13. Address Numerals: All residences must have address numerals incorporated into the exterior on the front facade of the residence.

14. Fees All new construction, ie. Fresh start from the ground up, shall have a plan review fee of $150.

15. Plans Submissions 3 sets of Ledger Size (11 X 17 ) plans must be submitted to the Property Manager for review. All plans should include as a minimum a site plan showing location and description of all proposed improvements, a floor plan of each

16. Approvals will be in writing and made available at the property manager's office.

Given that plans and specifications are complete and comply, a response from the ACC can be expected within 2 -4 weeks from the date of submission.

17. Inspections Members of the ACC may enter property to inspect for compliance of modifications and changes approved by ACC .

18. Paint Colors Use of Campeche Shores approved paint colors for each unit is required (see attached schedule) . Request for changes to paint colors will be considered by ACC.

19. Non -Liability of Committee Members Neither the ACC members nor any members of the HOA shall be liable to any Owner or any other Person for any loss, damage or injury arising out of the performance or non -performance of the Committee's rights and duties unless such performance or non -performance is taken in bad faith.

20. In the event of conflict of these guidelines and the recorded CCR, the recorded CCR will prevail.

21. Variances and Exceptions In special circumstances an application for a variance will be considered by the ACC.
