Cave Springs Owners Association, Inc.didcause tobefiled acertain document entitled Cave Spring Addition, Section Five, Phase One, Amendment toRestriction, dated December 27;1996 andrecorded inVolume 881, Page 569oftheReal Property Records ofKerr County, Texas.

WHEREAS, upon thewritten approved bytheowners ofamajority ofthesquare foot area oftheresidential lotswithin Cave Spring Addition inaccordance with Section (P)oftheRestrictions forCave Springs Addition, Section Five, Phase One asrecorded in Volwne 281, Page 518oftheDeed Records ofKerr County, Texas, Cave Springs Owners Association, Inc., by Corporate Resolution, authorized the following Amendments toCave Spring Addition, Section Five, Phase One.

NOW THEREFORE, thefollowing provisions oftheRestrictions arehereby amended asfollows: 1. Section (c)Restrictions forCave Springs Addition, Section Five, Phase One as recorded inVolume 281, Page 518oftheDeed Records ofKerr County, Texas is amended toread asfollows: "(c) Unless otherwise approved bytheArchitectural Control Committee, no building shall belocated neared than thirty (30)feettothefront lineandnobuilding shall belocated onanyresidential building plotnearer than then (10)feetfrom such plot's side lines, nornearer than thirty (30) feetfrom anyrear lotline, except adetached garage and/or stable which shall belocated atleast ten(10) feetfrom anyside orrearlotlineif

Section (g)Restrictions forCave Springs Addition, Section Five, Phase One as recorded inVolwne 281, Page 518oftheDeed Records ofKerr County, 'Texas is amended toread asfollows: "(g) Noresidential structure shall beplaced onanylotunless ithasatleast 1,800 square feetofheated living area, exclusive ofopen porches and garages with nolessthan 1,100 square feetofheated living area ontheground floor ofadwelling ofmore than one story. Allprimary residences constructed inthisSection shall contain atwocargarage.

Thegarage may beeither closed inoropen. Allopen carports andgarages must match thearchitectural style oftheresidence."

Such shall become effective onJanuary 1,20IO.Allother recorded Restrictions forsaid Section Five, Phase One remain infullforce and effect except asspecifically amended hereby. Intheevent ofconflict between theterms, conditions andprovisions of thisAmendment andRestrictions orPrevious Amendments totheRestrictions, theterms, conditions andprovisions ofthisSecond Amendment shall control.
