(“Declarant”).

RECITALS A. Declarant’s did execute that certain Declaration of Covenants, Conditions and Restrictions for Collinsbrook Farms on April 16, 2019, which is filed as Instrument No.

20190417000410420 in the Official Public Records of Collin County, Texas (the “Declaration’’); and B. The Declaration was amended by virtue of that certain First Amendment to the Declaration of Covenants, Conditions and Restrictions for Collinsbrook Farms, filed on June 9, 2022, and recorded as Instrument No. 2022000090942 in the Official Public Records of Collin County, Texas (the “First Amendment”); and C. Certain dedicatory instruments affecting members of Collinsbrook Farms Community Association (the “Association”) have been filed of record as follows: (i) Certificate of Formation and Bylaws recorded as Instrument No. 20190423000441400 in the Official Public Records of Collin County, Texas, as these may be amended, restated, modified or supplemented (collectively, the “Collinsbrook Farms Dedicatory Instruments”); and D. Article XV, Section 15.1 of the Declaration permits the Declarant to unilaterally subject the provisions of the Declaration and the jurisdiction of the Association to additional property by filing a Supplemental Declaration with the office of the Collin County Clerk annexing such property; and E. Declarant hereby affirms and declares its intent to add or annex additional property,

Declarant hereby affirms and declares its intent to add or annex additional property, specifically Collinsbrook Farms Phase 6, to the scheme of development set forth in the Declaration, as amended, and to the jurisdiction of the Association.

NOW, THEREFORE, FIRST TEXAS HOMES, INC., Declarant, as the owner of the property hereinafter described, hereby declares and reaffirms as follows: The real property described in Exhibit A attached hereto, and incorporated herein by reference for all purposes (designated as Collinsbrook Farms Phase 6 for purposes of this 1 2025 - 2025000036715 03/28/2025 02:13 PM Page 2 of 7 Supplemental Declaration), is and shall be subject to the scheme and plan of development contained in the Declaration and the First Amendment, as these may be amended, and shall be held, transferred, sold, conveyed, used, and occupied subject to the covenants, restrictions, easements, charges, and liens set forth in the Declaration, as amended, and the Collinsbrook Farms Dedicatory Instruments (all of which are hereby incorporated herein by reference for all purposes).
