HIGH GROVE AT WEST KESSLER HEIGHTS RESIDENTIAL ASSOCIATION BOARD OF DIRECTORS RESOLUTION COVENANT ENFORCEMENT FINE POLICY STRUCTURE WHEREAS, the Board of Directors (the “Board”) of High Grove (the “Association”) finds there is a need to establish procedures for the enforcement of the restrictive covenants set for the in the Declaration of Covenants, Conditions and Restrictions (the “Declaration”), the Bylaws of the Association and any rules and regulations (the “Rules and Regulations’) including the levying of fines against owners violating the Declaration, Bylaws and/or the Rules and Regulations.

THEREFORE, THE BOARD OF DIRECTORS HEREBY RESOLVES THAT, upon this date adopt the following covenant enforcement fine structure: Fines will be assessed to all owners whom have Covenant Violations including but not limited to those violations listed below that are not resolved after written legal notification is given and exhausted: Landscape Maintenance Violations — including but not limited to, lawn mowing on a regular basis, watering landscaped areas, keeping lawn and landscaped areas free of weeds. Tree and shrub pruning and replacement and installation of required landscaping materials, keeping sidewalks, curbs and driveway areas edged.

$50 per month.

Maintenance and Repair Violations — including but not limited to, repair, maintenance and installation of all exterior surfaces, fixtures and/or improvements. Required screening of AC units. Keeping sidewalks and driveways in good repair. Prompt removal of all building materials, litter, trash, refuse and waste, including proper storage of trash receptacles. $100 per month.

Vehicle Parking and Storage Violations — including but not limited to, any tent or similar structure, inoperable

trash, refuse and waste, including proper storage of trash receptacles. $100 per month.

Vehicle Parking and Storage Violations — including but not limited to, any tent or similar structure, inoperable vehicle, trailer, camper, boat or recreational vehicle permanently parked or maintained on any lot. Permanently parked is deemed to designate the customary location of these vehicles when not in use.

$100 per month.

Unauthorized Alterations and/or Additions to the Exterior of any Lot within the Association — Including but not limited to, any building, fence, wall, landscape or other structure having been commenced, erected, placed, altered or painted on any lot without having been submitted to and approved in writing by the Architectural Review Committee. $100 per month.
