_ Homeowner’s Acknowledgments Irongate Covenants and Restrict ions Section Seven requires that no construction, reconstruction, remodeling, alteration, or addition to any structures, building, fence, wall, road, drive, path or improvement of any nature shall be commenced on a Lot without obtaining the prior written a pproval of the Architectural Review Committee (ARC) as to location, plans and specifications. The ARC shall be the sole arbiter of such plans and may withhold approval for any reason, including purely aesthetic consideration. The ARC shall be entitled to s top any construction in violation of these Covenants in accordance with Section Thirty -six.

Irongate Architectural Review Request Form The homeowner also understands and agrees to the following provisions: • No work will be started by the homeowner until they have received written approval from the association.

• All work will be done expeditiously once commenced and will be carried out in a professional manner by the homeowner or contractor.

• All work will be performed at a time and in a manner to minimize interference and inconvenience to other neighbors.

• The homeowner assumes all liability and will be responsible for all damage and/or injury which may result from the work.

• The homeowner will comply with all applicable federal, state/provincial, and local laws, codes, regulations and requirements in connection with the work, and they will obtain any necessary governmental permits and approvals for the work.

• The homeowner understands that a decision by the ass ociation is not final and that the Board of Directors may reverse or modify a decision by the association upon the written application of any homeowner made to the Board of Directors within 14 days after the association makes its decision.

• The ho meowner wi ll be responsible for the conduct of all persons connected with the work.

Please note that starting a project prior to receiving written approval may result in a fine. If changes are made without approval, the homeowner may be required to make additi onal changes to comply with the association’s governing documents .
