WHEREAS, there are seventy-four Lots in the Association, each of which is entitled to one vote; and WHEREAS, Ridgmar Estates Homeowners Association, Inc. called a special meeting of its members on January 17, 2018 for the purpose of amending said Declaration; and WHEREAS, Members holding at least 67% of the outstanding votes held by the Members Unofficial gave their voted to approve this amendment of the Declaration at said meeting; and

No Lot may be leased in whole or in part during the first twelve months of ownership by an Owner unless such lease is between the Seller and the Buyer and is made as a condition of the sale of said Lot.
To preserve the character of the Property as a predominantly owner-occupied, the respective Lots shall not be leased by the Owners thereof for transient or hotel purposes, which shall be defined as leases for any period less than six months, nor shall less than an entire Lot be leased.
Occupancy by a roommate of an Owner who occupies the Lot as such Owner's primary residence shall not constitute leasing under this section.
The lessee must acknowledge in the lease receipt of copies of the Declaration, Bylaws, and rules and regulations from the Owner, at the Owner's sole expense. The Lessee must acknowledge that the lessee, all other occupants and any guests of the lessee will be required to comply with the provisions of said documents. The Owner shall be responsible for all violations of said documents by the lessee and/or other occupants of the Unit, including, but not

The lease must state that violation of the Declaration, Bylaws, and rules and regulations by the lessee, any Occupant, or any guest of lessee, is deemed to be a default under the terms of the lease and authorizes the Owner to terminate the lease without liability and to evict the lessee in accordance with Texas law.
F. Military Exception. If the Owner or his or her spouse is serving on active military duty, including active military duty as a member of the Texas National Guard or the National Guard of another state or as a member of a reserve component of the armed forces of the United States, such Owner shall be allowed to rent his or her Lot during the first twelve months of ownership if written notice of the active duty military service is given to the Association.
