Deed Restriction Review Committee Policy and Procedure Purpose To proactively review projects and ensure deed restriction compliance for the overall betterment of Southwood Shores.
Committee Structure The Deed Restriction Review Committee will consist of four (4) members with one of the individuals being designated as the chairman of the committee. No committee member may be on the Southwood Shores POA Board or be a family member of any Board member.
Procedures All construction project plans in Southwood Shores requiring a permit by the City of Payne Springs shall be reviewed by the Deed Restriction Review Committee prior to the issuance of a building permit by the City of Payne Springs.
A Deed Restriction Review Committee Review form shall be created by the applicant. A completed form shall be submitted along with the construction plans for the project. These shall be submitted to any Board member, mailed to Southwood Shores POA, P.O. Box 5208, Mabank, TX 75156, or by electronic means to [email protected] A Deed Restriction Review fee of $50.00 shall be paid prior to receiving approval.
The committee shall review all construction plans to ensure Southwood Shores Deed Restrictions are adhered to and three (3) of the four (4) members shall sign off on the application within 30 days of receipt. A copy of the signed application shall then be returned to the applicant and one copy filed with the Secretary of the Southwood Shores Property Owners Association.
Declined Plans and Appeal Process Any construction plans declined by the Review Committee may be appealed by the applicant to the full Board of Directors of Southwood Shores POA. This appeal must be heard within 30 days of the receipt of a request. Resolution will be approved or denied by a majority vote of

These plans specify locations and building materials used for plans and the subdivision restrictions, including those provisions requiring that only new materials be used, that the living floor space be within restrictions standards at the time of construction commencement and that minimum set back requirements be met and shown on plans.

The following are the key points of this document: 1) All proper Ɵes must comply with all Local, County and State sanitary health regula Ɵons, and no outside toilets shall be permi Ʃed.
2) All residenƟal units shall be of new finished type frame wood siding (including new windows, doors, and screens). Log Cabin or masonry (brick) structures shall be permi Ʃed.
3) All houses built in the subdivision shall contain no less than 550 square feet of floor space exclusive of porches, carports and a Ʃached garages.

Southwood Shores and the City of Payne Springs only has jurisdic Ɵon on property above the 325 -foot eleva Ɵon line. Check your own prope rty’s plat map for eleva Ɵon. The Tarrant Regional Water District (TRWD) has control of all property below the 325- foot eleva Ɵon and anything on or in the water.
