SUNSET OAKS HOMEOWNER'S ASSOCIATION COMMUNITY POLICIES INTRODUCTION The rules and regulations provide guidelines to assure a safe, harmonious environment for the homeowners. These rules and regulations have been formulated by the Sunset Oaks Homeowners' Association (hereafter referred to as the Association). They are designed to provide directions about matters of common concerns, which have been previously described in the Association's Declaration of Covenants, Conditions, and Restrictions. These standards within the community are important to ensure a quality living environment and the protection and enhancement of our investment.
In as much as conditions change from time to time, the Association reserves the right to change the rules and regulations as deemed appropriate. The Board of Directors reserves the tight to enforce the rules as deemed appropriate for the welfare of the homeowners and Association, and does not relinquish the right to enforce a rule based on any prior rule enforcement policy.

Each lot shall be used exclusively for single-family residential purposes only.

No sign of any kind shall be displayed to the public view on or from any part of any lot except signs advertising lot for sale or rent, or signs of architects and builders during the period of construction and sale of improvements on the lots.

No animals, livestock or poultry shall be raised, bred or kept in any portion of the Properties, except that dogs, cats or other usual non-exotic household pets may be kept, but not for any commercial purposes, provided that they do not create a nuisance or disturb the peace, quiet, comfort or serenity of the occupants of the surrounding property. It is the responsibility of the parent or guardian of a child to control loud or boisterous behavior or disorderly conduct that is disturbing to others. PLEASE SUPERVISE YOUR CHILDREN CLOSELY No offensive activity of any sort shall be permitted including anything which may become an annoyance or nuisance to the neighborhood (ie., loud music, barking dogs, etc.). Each and every owner shall have an obligation to provide, revise and update, within fifteen (15) days after a material change has occurred, the various items and information to the Association such as: (a) full name, address and telephone number of each owner; (b) the full name and telephone number of each individual who resides within the home of the owner. SUNSET OAKS ADMINISTRATIVE POLICY Individual homeowners or Board Members' should not confront any other resident regarding violations. The Board is not the police force for the Association. 4 ENFORCEMENT Enforcement shall be by a proceeding initiated by any Owner, by the Association through the action of its Board of Directors, or by the City of Fort Worth, Texas against any person or persons violating or attempting to violate any provision addressed in the Declaration.
