The location was great and the set -up of the apartment was nice. However, we had multiple maintenance problems with the property, to the point where we had active holes in our ceiling due to damage from the upstairs condo. Additionally the parking lot flooded excessively whenever it rained because the drain didn't work. The pool was consistently unkept, and green. We did a walk through when we moved out and they still charged us a cleaning fee, which was ironic because when we moved in the apartment was littered with bugs and dirty.
Would never recommend using Principal Properties for any property in town.

These apartments are really investment condos with actual owners (not an apartment complex) who are typically parents of LSU students or alumni with longstanding ties to LSU. However, leases are common. These units sell for around $160k for the 2/2s (first floor units) and $180k for the 3/3s (tri-s plit level). Within walking distance to popular bars/restaurants, football tailgating, and within biking distance t o the Law Center. Only downside is no pool. Only downside to finding a place to stay is you need to either buy it or find someone who bought it because there is no housing office or anything.

Usually pretty quiet, good for studying or when you want to go to sleep early, and the manager likes law students because she assumes they will be quiet and good tenants. T here is usually a waiting list, but I can put you in touch with the apartment manager to see if there are available units. I and/or my roommate might be moving out by August also, so that might be 1 unit at least that is open.

Some of the units are occupied by the owner, while others are leased. The complex only has about 30 units and I would estimate roughly 30 -40% are leased. The complex is a lmost always quiet. The majority of people who live here are non-students - either families, working individuals, or retired individuals. I have never met an undergraduate student living here. There have been about 3 -4 other graduate students that have liv ed here over the past 3 years. A lot of people here have pets and the dog park is about a 2 minute drive down the road. Access to the interstate is super quick and easy.There are plenty of stores and quick restaurants nearby.
Overall, living here has been a good experience.If you have to come or go from campus during rush hour,

Overall, living here has been a good experience.If you have to come or go from campus during rush hour, the drive is usually about 25- 30 minutes, but outside of rush hour it is usually only 15 -20 minutes to get most places in town - including the law center. I usually just plan my day to try to avoid the super high traffic times. If you happen to need to take an uber to campus or downtown, it is usually $15 -$20. Parking is never an issue and there is always ample space available for visitors and residents.
There is no website and unit s do not go up for lease very often. However, when they do people usually put a sign in the window and list them online with various platforms. Some units are 2 bedrooms and other units are 3 bedrooms with rent usually being in the $1000 range (plus or min us) for the whole unit.

Cheap I stayed here for a couple of years in undergrad while at LSU. A lot of undergrad students live there, so it can be quite noisy. I was not very fond of their parking policy either. They only have a few guest spots open, so if ever intend on having guests, they are likely to have their

I moved h ere because it was really close to campus and pretty much all inclusive. It is in a great location and right across from a fire station. It is student housing, so it is about 95% undergraduate students living there.
I had a particularly terrible experience when living here my first year (I had a leak in the ceiling th at was there the day I moved in and it was not fixed until 6 months later). It was irritating trying to deal with th e undergrads that work in the office because they did not really care. Also, management/

Worst living experience ever.
Could not wait to move out. Regularly had a broken gate through which homeless individuals would walk and mess with cars. When our apartment flooded in the world's slowest hurricane, it took us two weeks to get them to help us. We were one of only a few damaged apartments!
Worse, they hire a totally sketchy towing company to patrol their lot that uses children to check tags.
More than once I have gotten my car towed despite paying an obscene amount for parking. My commute every day back and forth from New Orleans is much less stressful than living here.

I love this place. It is very quiet and gated. Right next to Towne Center in Baton Rouge.
The first year I lived here it was perfect. It's near Towne Center which is close to a lot of things and is a nice area. However, this past year we have had a switch of management and with that I have seen a decrease of quality in the apartment. We have had car break-ins, louder residents, and no longer have night security. I really don't want to stay here, but I probably will because moving is a pain. The amenities are nice and I love the location; however, I wish we had the old management.

The complex does have a property management office, which maintains the exterior of the building. Undergraduate students are not a llowed to independently sign a lease to live in this complex, as part of the bylaws.
They must either be the child of an owner, or have their parents sign their lease. The complex was originally intended as secondary housing for football games, for people who came each weekend from other parts of the state. As a result, football weekends are very crowded and noisy, but every other time of the year is very quiet as much of the complex is empty.

It is pretty quiet. Sometimes maintenance is a little slow/unresponsive, but nothing out of the o rdinary. Depending on when you sign your lease, you can get some really good rates here. There are other complexes in Baton Rouge that have all that the Gates has to offer, but you are either going to be paying more or driving farther to school.

It's huge, especially if you get the master bedroom and it's a very safe neighborhood because it takes two gates to get there through Courtney Place. It's a little more expensive than most, but worth it.

The price and your management experience really varies by landlord. They put signs by the road for stuff that is available.I don't live here anymore, but a couple of other law students currently do. Overall, it is not a bad place to be. I would say most units are undergrads, but noise is only a problem sometimes. Every once in awhile some undergrads will throw a big party. The community is gated, which is nice, and not far from LSU. There are reserved spots for the units. The visitor spots can be out of the way sometimes, but the whole thing is pretty small, so it isn't like people have to walk far. Biggest beware is football weekends. Getting in and out of the area is a nightmare on football Saturdays, but the same can be said for almost anywhere that is close to campus .

The apartments are nice but the finishing’s are cheap and break or discolor. The pool area and clubhouse are also very nice and accommodating. I also appreciate the lake on the complex because you can run around it. The management is not helpful, and I have had multiple issues with them. It is also heavy undergraduate students and is noisy 24/7. I would not recommend this place for a law student or graduate student. The upside though is that they allow pets, whi ch is why I initially picked to live there.

I really love it there. They underwent renovations in the apartments 2 years ago to help modernize them, so the apartments now are super nice! They have 4 bedrooms, 3 bedrooms, 2 styles of 2 bedrooms, and 2 styles of 1 bedrooms. They also have a lot of great amenities: free printing in the office if you bring your own paper, 2 pools, gym, dog park. They are also pet friendly. It’s also a gated facility. It’s about a 10-15 drive to campus in the morning depending on traffic. The rent is also affordable compared to other places that are close to campus (I looked around a lot and compared prices when I was decided to live off campus, and for the spot close to campus, the rent is cheaper compared to other places). Overall, Oakbrook is a great place to live, and I’d recommend it!

The staff is really nice and you feel bad because the place sucks so much regardless. My internet wo uld go out for hour- long periods at a time, so it would be working perfectly fine one minute and then stopped. I had to wait for 20 minutes to an hour to get access back.
You are not that close to Tigerland, but I could still hear music from the bars from Thursday to Saturday night up until 3 AM (you laugh at how “early” that seems now, but just you wait). The place itself is old, and I always had problems with bugs: wasps, little sp iders, silverfish, ladybugs. I d o not know how but they were always around, and the exterminator only comes in on Mondays. Parking is tough...there are visitor spots , and if you do not have a tag and try to park in a “permit only” spot, you will get towed. (I think they hide in the bushes and wait or something). Our dryer did not stop so we had to manually go turn it off after an hour otherwise it would keep going forever until someone did; our fridge leaked for the first semester, and somehow they did not know how to fix it at all; our AC unit was broken for the first semester as well, so even in winter my apartment stayed a wonderful 66 degrees and I had to buy a heater. Everything in the gym is broken, and the water bill every month is an “estimate” – they tell you to just add $15 a month and you should be fine, but no exact figures were given! The lot was also kind of unsafe, there was no gate , which was not the worst thing, but there were a few reported vehicle break ins. T his might be a rumor, but according to the news and a few concerned parents that called, a girl was raped in her apartment here (not by someone surveying the property, but by her boy friend who broke into her place). The point being that there are cops around often , so get used to that . I always locked my room and kept the deadbolt emergency lock set every time my roommates were home, just to be on the safe side. I feel bad because this place came fully furnished and it is close to campus , so it was nice not to drag all my furniture here from 7 hours away for move in (after living here for a year the nice thing is that I can leave ASAP without having to pack all my furniture). The office staff is not great, but you do not really have a ton of contact with them anyway. It is always quiet because the complex is mostly families, young couples, or young professionals.
There is a parking deck, which is always nice, and it is gated. Small gym, but the pool is really nice. Seems far from campus but it takes less than 10 minutes without traffic and only a little more with traffic. There are about 5 different ways to get to campus from here, and there is easy access to the interstate. Also nice if you are looking to buy.

I have a dog too and most of these places have a fenced in backyard. Price is reasonable. Parking can be an issue for guests sometimes. Each house has 2 spots (for each resident) and there are these mini parking lots that fit like 10 cars on each side street. It can fill up fast though. Houses in Sharlo are duplexes. There is a downstairs bedroom and bathroom and an upstai rs master bedroom and bathroom. Additionally upstairs is a loft, so I turned mine into a st udy area. I like it mainly because I have a massive dog, and the backyard is relatively big to give him space to roam around .

The property is well kept up , and the maintenance staff is always very quick to answer requests. They also give law student discounts. Finally, even though the property is on Gardere , it is a gated community and has either no crime or limited crime. I have lived here for 3 years and th ere has not even been so much as a car break in. Guess it helps that there is a sheriff's office across the street.
They are also putting in a CVS and Wal mart around the corner. Highly recommended!

There are some other law students who live in the complex, and while ge nerally, there are more undergraduate student s, I hardly ever encounter them in the area where I live. Requests for maintenance are usually completed soon after they are submitted. I have not had any negative experiences with management and have found my interactions with the staff to be friendly and helpful.

It is gated and located in arguably the safest neighborhood in the city. It is conveniently located 2 miles from the Mall of Louisiana and just half a mile from Perkins Rowe. Management and staff are great and available to help with anything you need. The complex is also one of the only in the area that allows pets with NO dog breed restrictions! There are multiple dog parks on site as well. The pool and fitness center are nice and rarely used by the majority of the guests, so they are never overcrowded. The commute to the Law Center is not bad if you take Burbank and ranges anywhere from 10 -25 minute s depending on traffic. There are a variety of tenants living there from students (both undergraduate and graduate), families, to retirees. Overall I've loved living at this complex and would highly recommend it to anyone. The rent is a bit pricey for one bedrooms, but you certainly get what you pay for and you aren't stuck with a bunch of undergrads!

I could not cook on the stove and have the kitchen light on without the breaker going off. Further, my shower water did not stay hot for longer than 3 minutes and it smelled. It took them weeks to come "fix" it and the "fix" lasted about a week.
No assigned parking spaces and in the evening you risk having to park on the total other side of the complex if you leave. Some areas of the property are quiet, it just depends on where your apartment is located. Don't think you're going to study in those nice study spaces in the clubhouse because there's a party going on at the pool every weekend that the weather is semi- nice. Enjoyed being on the bus route and having a nice gym to workout in.
The main reason that I disliked the Woodlands was bec ause of the parking situation. You had to have a sticker to park at the woodlands, but it was only enforced on gamedays. You do not have an assigned parking spot, and there is no assigned guest parking. So if you came home at 5 -7 in the evening, you best have been prepared to walk a great distance to get from your parking space to your apartment. It was ridiculous.

I would imagine that an apartment further away from these amenities would not have as bad of a noise problem, though. I never had a problem that required maintenance, but just maintenance of the grounds in general could have been better. The dumpsters would often fill up to capacity and t hen people would just leave their garbage near the dumpster and it really became a sight.
