SEVENTH AMENDMENT TO THE DECLARATION OF COVENANTS, CONDITIONS AND RESTRICTIONS FOR WYNDERSON POINTE ADDITION [Increase Number of Board Members] STATE OF TEXAS § § KNOW ALL MEN BY THESE PRESENTS: COUNTY OF COLLIN § THIS SEVENTH AMENDMENT TO THE DECLARATION OF COVENANTS, CONDITIONS AND RESTRICTIONS FOR WYNDSOR POINTE ADDITION (this “Seventh Amendment”) is made this 14th day of January, 2025, by Wyndsor Pointe Homeowners Association, Inc.

(the “Association”).

WITNESSETH: WHEREAS, Stonebrook Realty Investment Partners, Ltd., a Texas limited partnership ("Declarant") prepared and recorded a document entitled “Declaration of Covenants, Conditions & Restrictions for Wyndsor Pointe Addition on or about August 10, 2007 as Document No.

30070810001117070 of the Deed Records of Collin County, Texas (the "Declaration"); and_ WHEREAS, the Association is the property owners’ association created by the Declarant to manage or regulate the planned unit development subject to the Declaration, which development is more particularly described in the Declaration; and WHEREAS, Article 13.4 of the Declaration provides that from and after the Development Period these covenants, other than amendments of a “material nature,” may be amended or changed upon the express written consent of the Board without the approval of any Owner, Member or Resident; and WHEREAS, the Board desires to amend Section 6.1(b) of Article 6 of the Declaration.

NOW, THEREFORE, Section 6.1(b) of Article 6 is amended by deleting Section 6.1(b) in its entirety and replacing it as shown so that the section will now read in it is entirety as follows: Section 6.1. Constitution of the Board of Directors.

(b) From and after the expiration of the Development Period the affairs of the Association

the section will now read in it is entirety as follows: Section 6.1. Constitution of the Board of Directors.

(b) From and after the expiration of the Development Period the affairs of the Association shall be managed by a Board consisting of no less than three (3) nor more than seven (7) individuals, all of whom shall be elected by the Class A Members.

Except as modified by this Seventh Amendment, the Declaration shall remain in full force and effect.

IN WITNESS WHEREOPF, the Association has caused this Seventh Amendment to be executed by its duly authorized officer as of the date first above written.
