The Cottonwoods Subdivision is a standard single-family home HOA in Casa Grande, AZ. These covenants, conditions, and restrictions apply to all homeowners and run with the land, meaning they bind current and future owners. The rules cover minimum home sizes, construction standards, landscaping, parking, pets, and architectural review.
- Dwelling size & construction: All homes must be site-built (no manufactured, modular, or mobile homes). Minimum living area: 900 sq ft for single-story, 1300 sq ft for two-story, excluding open porches and garages. Only one single-family dwelling per lot.
- Architectural review: No structure (including storage shelters) may be built or altered without prior written approval from the Architectural Control Committee. Plans must show design, materials, colors, and location. Exterior house and roof colors require approval. The committee must respond within 10 days of receiving all required materials.
- Parking & vehicles: Boats, trailers, motorcycles, trucks, and campers may only be parked inside an enclosed garage or behind the front setback (or behind the front two setbacks for corner lots), screened by a six-foot-high obscuring fence. They cannot be parked on streets or elsewhere on the lot.
- Pets: No livestock or poultry. Up to two dogs, cats, or other household pets are allowed, provided they are not kept for commercial purposes and are controlled to avoid nuisance.
- Landscaping & yard maintenance: Front yards must be landscaped within six months of occupancy permit issuance. All landscaping must be maintained attractively, free of insects and disease. Vacant lots and those under construction must be kept free of debris, with weeds and grass mowed to no more than six inches high.
- Fences & walls: Fences and walls cannot exceed 6 feet in height. Any fence/wall over 3 feet must not extend beyond the front building line (or front two setbacks for corner lots). Construction must be masonry dooly-style interlocking block. Gates must match builder-installed iron and wood slat type.
- Antennas & satellite dishes: Exterior roof antennas are prohibited. Satellite dishes are allowed only if they are for digital satellite service, no larger than 2 feet in diameter, and not visible from the street. Clotheslines and other service facilities must be screened from view.
- Term & amendments: These covenants run for 20 years from recording date (2003), then auto-renew for successive 10-year periods. Amendments require a recorded instrument signed by owners of 75% of the platted lots, except the declarant can amend until it has sold 75% of lots.
