What Ironwood Cove II's governing documents say
Ironwood Cove II is a standard single-family home HOA in Apache Junction, AZ, with 34 lots. Owners must follow both the main Declaration of Covenants, Conditions, and Restrictions (CCRs) and a separate covenant that requires membership in the Central Arizona Groundwater Replenishment District, which imposes an annual replenishment assessment tied to water use.
- Water replenishment assessment: Each lot is automatically a member of the Central Arizona Groundwater Replenishment District and must pay a yearly replenishment assessment determined by CAWCD. This assessment is a lien on the property and a personal obligation of the owner if unpaid.
- Architectural review: All exterior changes—including fences, parking areas, satellite dishes, and any structures—require prior approval from the Architectural Control Committee (ACC). Fences must be made of block construction. Storage sheds up to 8 feet are allowed but must also be approved.
- Parking & vehicles: Only private passenger cars and pickup trucks under 3/4 ton may park on the side of a lot, subject to setback rules and ACC approval. Campers, trailers, motorhomes, and boats must be parked in the back and screened from view. Inoperable or repair vehicles must be kept inside a garage.
- Use restrictions: Lots are for single-family residential use only. No commercial activities, no subdividing, no open fires/incinerators, no above-ground utility lines (except pedestals), and no trail bikes/ATVs on easements. Only one 'For Sale' or 'For Rent' sign up to 4 square feet is allowed per lot.
- Assessments & fees: The HOA collects annual assessments to monitor CCR compliance and build reserves. The maximum annual assessment was $60 in 1997, with yearly increases of up to 5% or CPI (whichever is greater). Higher increases require a two-thirds vote of members. Assessments are a lien on the lot and a personal obligation of the owner.
- Membership & governance: Each lot owner is automatically a member of the Ironwood Cove II Homeowners Association and gets one vote per lot. The declarant (builder) initially held three votes per lot, but that power ended by January 1, 2001, or when all lots were sold. The board has three directors elected for staggered three-year terms.
- What this document doesn't cover: This document does not address leasing or rental restrictions, pet limits, age restrictions, or specific common-area amenities (the HOA's focus is on CCR monitoring, not shared facilities).
