Sunrise Mountain Ridge is a residential homeowners association in Casas Adobes, AZ, where you own your single-family lot and home — the association maintains common areas and enforces design, landscaping, and use restrictions across the community. Membership is automatic upon ownership; you'll pay semi-annual assessments and must comply with architectural and behavioral rules. Violations can result in additional assessments, liens, and suspension of voting rights or recreation facility access.
- What you own & maintain: You own your lot and all home improvements; you're responsible for maintaining your roof, structures, walls, landscaping, driveways, sidewalks, and exterior items. The association maintains common areas (streets, sidewalks, signage, landscaped areas, recreation facilities, and utilities) and carries master liability insurance ($2M per occurrence minimum).
- Minimum home size: No residence may be built with a ground floor of less than 1,500 square feet (excluding open porches or attached garages).
- Community assessments: Regular assessments are due semi-annually on January 1 and July 1, payable to cover common expenses. Special assessments may be levied with 51% member approval. Delinquent assessments incur late charges (up to 10%), attorney fees, and court costs; unpaid amounts become a lien on your property and can trigger suspension of voting rights and recreation facility access.
- Architectural & landscaping review: You must obtain written Architecture Committee approval before making exterior changes — including wall modifications, porch enclosures, pools, hot tubs, driveways, color schemes, and roofing. Plans must be submitted in two complete sets; approval takes up to 30 days. Trees must be trimmed to avoid blocking neighbors' views; yards must stay free of weeds; you cannot alter drainage without Board approval.
- Leasing & rentals: You may rent out your entire lot and home, but not individual rooms. The minimum lease term is 30 days — no short-term or hotel/transient rentals allowed. You must provide tenants with a copy of this Declaration and rules; you remain legally responsible for tenant compliance.
- Pets: Ordinary domestic pets are allowed if confined to your home and fenced yard. No livestock (cattle, sheep, goats, pigs, rabbits, poultry) or animals in kennels. Pets outside the yard must be leashed and under strict control; owners must immediately clean up waste on other properties or common areas.
- Parking & vehicles: Vehicles must park in driveways or designated paved areas only. Recreational vehicles (trailers, campers, motor homes, boats) are prohibited except in enclosed garages or driveways for a maximum of 3 days per week or 7 days per month. No inoperable, junked, or commercial vehicles (except temporary service vehicles) are allowed on the property outside a fully enclosed garage.
- Noise & nuisance restrictions: No unusual, loud, or obtrusive noise is permitted; security alarms must automatically shut off within 15 minutes. Pets must be restrained when they make noise or cause disturbance. Yard sales, garage sales, and commercial enterprises are prohibited.
