Aspen Springs is a 46-unit condominium in Chandler, Arizona — you own your unit and share ownership of the building's common elements, which the association maintains and insures, funded by mandatory per-unit assessments.
- What you own & maintain: You own your unit's interior; the association maintains the building structure, grounds, and parking. You're responsible for your unit's exterior doors/windows, patios, entryways, and assigned parking space.
- Pet policy: No animals, birds, fowl, poultry, or livestock are permitted in units. The board may enact rules to allow specific house pets or prohibit them entirely, at its sole discretion.
- Vehicles & parking: No commercial trucks, trailers, campers, boats, motorcycles, ATVs, or recreational vehicles allowed anywhere. No vehicle repairs except emergency. Park only in designated areas; violations are towed at owner expense.
- Leasing your unit: You may lease your entire unit only. Leases must be written and subject to condominium documents; the association must approve the lessee's intended use. The board can prohibit all new rentals going forward (existing leases grandfathered) and evict tenants for violating documents.
- Alterations & improvements: Non-structural changes may be made without approval. Structural alterations require plans, licensed engineer certification, and written association approval before starting work.
- Assessments & reserve fund: All units pay a proportional Common Expense Assessment (each unit = 2.17% of expenses). The board adopts an annual budget 60+ days before the fiscal year. If the reserve fund falls below the reserve study amount, assessments automatically increase 10% annually until restored.

- Association operates, maintains, repairs and replaces all Common Elements and parking spaces constituting Limited Common Elements. Unit Owners maintain their Units and certain Limited Common Elements (exterior doors, windows, patios, etc.) (Sections 5.1, 5.2)
