Sirona is a planned community in Chandler, AZ governed by a homeowners association (HOA). This Declaration of Covenants, Conditions and Restrictions binds all lot owners, residents, and their guests. The document establishes rules for residential use, architectural control, maintenance, assessments, and community standards.
- Residential use & home businesses: All lots and residences must be used exclusively for residential purposes. Limited home businesses are allowed if they are not detectable from outside, involve no customer visits, and comply with zoning; the leasing of a residence is not considered a business.
- Architectural review: Any construction or exterior modification requires prior written approval from the Design Review Committee. The committee has 45 days to act after a complete application; if no decision after a demand, plans are deemed approved. The committee may consider aesthetics and can deny even compliant plans. A compliance deposit may be required.
- Pets & animals: Only dogs, cats, and similar household birds may be kept as domestic pets, in a number deemed reasonable by the Board. Dogs must be leashed (max 6 feet) when off the lot and feces must be removed. No animal housing visible from neighboring property. The Board may remove pets that bite or become a nuisance.
- Vehicles & parking: No commercial vehicles, inoperable vehicles, or storage of vehicles (e.g., under covers) on lots; garage parking is required first, then driveway. Recreational vehicles may be parked only for loading/unloading. No parking on streets if space is available in garage or driveway. No vehicle repairs visible from neighboring property.
- Leasing & rentals: Owners may lease their entire lot and residence for a minimum initial term of one month. All leases must be in writing and subject to the community documents. Owners must notify the association at least 10 days before lease start with tenant names and contact info. Subleasing is prohibited.
- Signs, flags & antennas: Signs visible from neighboring property require prior approval, except for certain flags allowed by Arizona law (max 2 flags, flagpole height not exceeding roof). Antennas and satellite dishes must comply with FCC rules and be placed in the least visible location.
