The Knolls At Power Ranch in Gilbert, AZ, is a neighborhood within the larger master‑planned Power Ranch community. This declaration governs single‑family lots (Type A and Type B) and a condominium development. It creates a master association and a design review committee, and it imposes detailed rules on use, maintenance, parking, rentals, and more. Owners, residents, and tenants are all bound by these covenants.
- Residential use & businesses: Lots and units may be used only for single‑family residential purposes. No trade or business is allowed unless it is not detectable from outside, conforms to zoning, involves no regular customers or employees (other than family), and is not a nuisance. Home‑based businesses that meet these criteria may be permitted at the board’s discretion.
- Leasing & rentals: Only an entire lot or unit may be leased. Leases must be in writing, for a term of at least one year, and subject to all governing documents. Short‑term or hotel‑style rentals are prohibited. The owner must notify the master association of the lease dates and occupant names.

- Maintenance responsibilities: The master association maintains common areas and areas of master association responsibility (e.g., perimeter walls, certain tracts). Individual owners are responsible for their lot’s exterior, landscaping, driveways, fences (except common fences), and must keep everything in good repair. The association can perform maintenance at owner’s cost if neglected.
- Use and benefit easements (unique to this neighborhood): Many lots have “Use and Benefit Easements” that allow an adjacent lot owner to use a portion of the neighboring lot for garden, yard, and drainage purposes. The benefited lot owner must maintain that area but cannot install permanent structures without design review. The burdened lot owner retains access for maintenance and utility work.
