What Auburne's governing documents say
Auburne is a single-family home community in Glendale, AZ, governed by a homeowners' association (HOA). These rules apply to all owners, residents, and guests, and are designed to maintain property values and community appearance.
- Architectural review: Any landscaping, exterior improvements, or changes visible from neighboring property require prior written approval from the Architectural Committee. Applications are deemed approved if not acted upon within 45 days.
- Use restrictions & home businesses: Residential use only; home businesses are permitted only if not detectable from outside, no customer visits, and no employees who are not residents. Garage sales and commercial activity are prohibited.
- Pets: Dogs, cats, and similar household birds may be kept in reasonable numbers as determined by the Board. Pets must be confined to the owner's lot; dogs must be leashed (max 6 ft) when on common area. The Board may restrict common area access and require removal of dangerous or nuisance animals.
- Parking & vehicles: All motor vehicles must be parked in the garage; driveway parking is allowed only during daylight hours. Boats, RVs, and trailers exceeding 7 ft height or 18 ft length may be parked in the driveway for loading/unloading but not more than 24 consecutive hours. No overnight street parking. Inoperable vehicles and repairs visible from neighboring property are prohibited.
- Leasing & rentals: Leases must be for the entire lot and unit, for an initial term of at least six months. All leases must be in writing, subject to the Declaration, and approved by the Association at least 30 days before commencement. Owners must provide tenant information and copies of rules. The owner is liable for tenant violations.
- Assessments & fees: The Association levies annual assessments on each lot to cover common expenses; amounts are determined by the Board based on an adopted budget. Special assessments require approval of 80% of voting members (plus Declarant while it owns lots). Unpaid assessments bear interest and late fees, and create a lien on the lot.
