La Casa Bonita is a townhouse condominium community in Glendale, AZ — you own your individual unit (a townhouse) plus a 1/50th undivided share of common elements such as land, recreational facilities, and parking areas. The association maintains common elements and exteriors; you maintain your unit's interior, driveway, and patio.
- What you own & maintain: You own the cubic space inside your townhouse, including fixtures, plus an undivided 1/50th interest in common elements. You maintain your interior, individual driveway, and patio. The association maintains common elements, exteriors, roofs, and landscaping.
- Pets: Dogs, cats, or other household pets are allowed but cannot be bred or kept for commercial purposes. Pets must be leashed when outside the unit.
- Leasing & rentals: Leases for less than one year are exempt from the right-of-first-refusal provision; longer leases require 15 days' notice to the board, which may match the offer. Leases are otherwise permitted.
- Right of first refusal: Before selling or leasing for a term of one year or more, you must notify the board of the offer. Within 15 days, any member(s) may submit a matching offer, which you must accept. If none, you may proceed for 60 days. Exemptions: original sales, foreclosure, leases under one year, and transfers by will or inheritance.
- Parking & vehicles: No junked, dismantled, or inoperable vehicles may be kept on the premises. Boats, campers, and recreational vehicles may only be parked in garages, not in driveways. Vehicle repair work is prohibited on the premises. The board may regulate or restrict parking.
- Signs & business use: Only one 'For Sale' or 'For Rent' sign up to 5 square feet per parcel is allowed, subject to board approval. No business activities may be conducted on the premises, except by the builder during construction and sale.
- Architectural review: No building alterations, fences, hedges, or other structures may be erected or changed without prior written approval from the board (acting as architectural committee), which reviews plans for conformity and harmony.
- Party walls: Walls on dividing lines between units are party walls. Each adjoining owner shares burdens and benefits. Damage caused by one owner is repaired at that owner's expense; damage from other causes is shared equally. Alterations require the adjoining owner's written consent.
