Desert Glen Estates is a single-family home HOA in Glendale, AZ. This Declaration of Covenants, Conditions and Restrictions (CC&Rs) governs all lots in the community. It sets out what owners must do and what the association controls, including assessments, architectural review, land-use restrictions, and maintenance obligations.
- What you own & maintain: You own your lot and the home on it. The association maintains common areas (tracts A-H on the plat) and may also maintain landscaping along Glendale Avenue and 77th Way if the board agrees. You must maintain everything else on your lot.
- Assessments & fees: Annual assessments start at $750 per lot (adjustable annually by CPI or 10%, whichever is greater). The board can levy supplemental or special assessments with a 2/3 member vote. A transfer fee of $300 is due from each new purchaser. Initial buyers also pay a working capital fee equal to 1/6 of the current annual assessment.
- Architectural review: No exterior improvements, landscaping, or alterations may be made without prior written approval from the Architectural Committee. This includes fences, walls, sheds, gazebos, basketball goals, and flagpoles. Certain satellite dishes one meter or less do not require prior approval but must meet placement and painting rules.
- Pets & animals: Only a reasonable number of generally recognized house or yard pets are allowed, kept as domestic pets and not for commercial purposes. No structure for animal housing may be visible from neighboring property. The board can decide if a pet is reasonable or a nuisance.
- Parking & vehicles: Vehicles must be parked in garages, driveways, or designated areas. No vehicles exceeding 3/4-ton rating, boats, trailers, RVs, or inoperable vehicles may be parked visible from neighboring property. The association can tow violating vehicles at the owner's expense.
- Leasing & rentals: The document does not set a minimum lease term. It allows business activity within a home as long as it is not detectable from outside, conforms to zoning, and does not create a nuisance. For-sale and for-lease signs are subject to board approval.
- Use restrictions: All lots are for single-family residential use only. No trade or business is allowed unless it meets the home-business conditions. No nuisances, exterior speakers (except security), or clotheslines visible from neighboring property. Temporary occupancy in trailers or incomplete buildings is prohibited.
