Camelback Farms is a subdivision of single-family residential lots in Glendale, AZ, governed by a Declaration of Restrictions recorded in 1974. These covenants run with the land, binding all owners until at least 2001 and automatically extending every 10 years unless a majority votes to change them. There is no homeowners' association; enforcement is by lot owners or the original subdivider.
- Allowed uses & building type: Lots are limited to one single-family dwelling. Permitted structures include a private garage or carport, and a stable/livestock shelter/tack room (minimum 24x20 ft, harmonious design). No temporary structures, trailers, tents, or moved-in buildings are allowed as residences.
- Minimum house size & square footage: Any residence must have a ground floor area of at least 1,600 square feet, excluding open porches, pergolas, or attached garages.
- Setbacks & property lines: Front and rear walls must be at least 40 feet from the front and rear property lines; side walls must be at least 30 feet from side lines (20 feet if on a street). Stables must be at least 40 feet from the dwelling's back line and rear lot line, 30 feet from side lines.
- Livestock & animals: Owners may keep livestock as a hobby, but not for commercial gain. No hogs, goats, or poultry are allowed. Livestock must be properly fenced or stalled per Maricopa County regulations.
- Fences & walls: Fences must be wood, chain link, block, or pipe rail (new materials only). No solid wall, fence, or hedge over 4 feet tall is permitted in the front yard (within the front setback line).
- Construction approval & materials: All construction plans, designs, and materials require written approval from The Glenarm Land Company. Exterior surfaces must be finished or natural material. New materials, proper plumbing/wiring, and county-approved concrete pipe for driveway drainage are required.
- Nuisance & property maintenance: No noxious, offensive, or nuisance activities; no dumping of rubbish. Owners must keep lots clean of weeds and trash. The subdivider may clean twice yearly and charge up to $100 annually (recorded as a lien if unpaid).
- Professional offices: Doctors, attorneys, and similar professionals may maintain offices within approved dwellings.
