Superstition View Condominium is a 4-unit condominium in Gold Canyon, AZ. Each owner owns their unit and an undivided 1/4 interest in common elements. Limited common elements include patios, driveways, and septic tanks assigned to specific units. The association maintains common elements; owners maintain their units and assigned limited common elements.
- What you own & maintain: You own the interior surfaces of your unit (walls, floors, ceiling finishes). You must maintain your unit, including exterior doors, windows, patio interior, driveway, sidewalk, and (for Units 1-2 or 3-4) the shared septic tank. The association maintains all common elements and structural parts like steel pipe walls on balconies.
- Pets: No more than two 'Permitted Pets' per unit, which are household birds, dogs, or cats. Pets must not create noise, odor, or nuisance. Dogs must be leashed outside the unit; feces must be removed immediately. Structures for pets visible from outside are prohibited. The board may adopt weight/height limits with member approval.
- Parking & vehicles: Trucks, trailers, campers, boats, and recreational vehicles may only be parked inside the garage. No inoperable vehicles allowed outside garages. Motor vehicles may only be parked in garages, assigned driveways, or designated common parking. Garage doors must be closed from sundown to sunrise and when repairing vehicles. Violating vehicles may be towed at owner's expense.
- Alterations & appearance: Nonstructural interior alterations do not need board approval. Structural changes require prior board and engineer approval. Any addition visible from outside (e.g., patio enclosure, window coverings) needs board approval. No antennas or satellite dishes outdoors without board approval. Signs are limited to a name/address sign (9x30 inches) unless board approves otherwise. No clotheslines or reflective materials on windows.
- Leasing & rentals: Leasing is allowed. Tenants and their families may use common elements during the lease; the owner loses use rights during that period. Guests must be accompanied by a member. The board may limit guest numbers and restrict certain common element use.
- Assessments & fees: Each unit pays 1/4 of common expenses. The board sets the annual budget and assessment amount without owner ratification. Special assessments require a 2/3 vote of owners. New buyers pay a working capital fund equal to two months' assessments. A transfer fee is also charged. Delinquent assessments bear interest and are secured by a lien. The association can foreclose on the unit.
