Canoa Estates is a 55+ active-adult planned community (single-family homes) in Green Valley, AZ. This document combines the HOA's Association Guidelines and Rules (a board interpretation) with the full Declaration of Conditions, Covenants and Restrictions (CC&Rs), which together set the binding rules for homeowners, residents, tenants, and guests.
- Age restriction (55+): The community is a 55+ planned community compliant with HUD requirements. At least one occupant per home must meet the age restriction. All sales, inheritance transfers, and rentals must comply.
- Mandatory Green Valley Recreation membership: Every owner must join and pay dues to Green Valley Recreation (GVR). Unpaid GVR dues create a lien on the property, enforceable by power of sale.
- Leasing & rentals: All rentals must be long-term (30 days or more). Short-term vacation rentals (Airbnb, VRBO) are prohibited. Tenants must meet the 55+ age restriction. All rentals must be registered with the Board.
- Architectural review: Any exterior changes, additions, landscaping alteration, paint color change, or structural modification requires prior written approval from the Architectural Committee. Submit plans online; committee has 30 days to respond. Routine maintenance and repainting in the same color do not require approval.
- Parking & vehicles: No overnight street parking. RVs, campers, boats, and trailers may not be stored on lots or common areas except for loading/unloading (72 hours per event, max 144 hours per month). Recreational vehicles may not be used as living quarters. Sidewalks must remain clear. Mobile storage containers allowed in driveways up to 72 hours (with possible extension).
- Pets: Ordinary domestic pets (dogs, cats) are allowed but must be kept confined to the residence and fenced yard. When outside the lot, pets must be on a leash and owner must immediately clean up feces. Livestock (cattle, sheep, goats, pigs, rabbits, poultry) and kennels are prohibited.
- Fines & enforcement: Fines escalate per violation: 1st offense $100, 2nd $200, 3rd $300, 4th+ $500. Continuing violations accrue daily after written notice. Owners must provide written documentation when violations are corrected. The Board must give written notice and an opportunity to appeal before fining.
