What Casa Loma Community Association's governing documents say
This is a voluntary neighborhood society (community association) for the Casa Loma area in West Kelowna, BC. You become a voting member by being a homeowner or resident aged 19 or older and paying the annual membership fee. The society organizes meetings and events but does not impose property-use restrictions like pet limits or leasing rules.
- Membership & voting: Voting members must be 19+, be a homeowner or resident in the Casa Loma area, and have paid the yearly fee. Each member in good standing has one vote at general meetings.
- Annual fees: The Board sets the membership fee for each calendar year. Any fee change is voted on by the membership as an ordinary resolution at the next AGM.
- Meetings & quorum: An AGM must be held within 180 days after year-end. Quorum for a general meeting is 10 voting members or 10% of voting membership, whichever is greater. If quorum is not met, the meeting is adjourned to the same day the following week.
- Board of Directors: The Board has 5–9 directors elected at the AGM for a one-year term (or longer if approved). Officers include President, Secretary, and Treasurer. The Board may appoint committees and has the power to manage society affairs, but cannot borrow money.
- Finances: Society funds are held in a bank account with two-signature authority (President, Treasurer, or alternate Director). A petty cash fund of up to $100 is allowed for small expenses.
- Dissolution: If the society dissolves, its assets go to a charitable organization chosen by the Board.
- What this document doesn't cover: These bylaws are for a voluntary neighborhood society. They do not contain property use restrictions, pet limits, leasing rules, architectural standards, or mandatory HOA-style obligations for homeowners or renters.
