Catalina Foothills Association is a single-family residential HOA in Kleindale, AZ. The rules apply to all lot owners and restrict land use to detached single-family homes on minimum building sites of 43,500 sq ft (no sewer) or 36,000 sq ft (with sewer). All new construction requires approval by an architectural review board.
- Single-family use & lot size: The property must be used solely for single-family residential purposes. A building site must be at least 43,500 sq ft (an acre) where sewer is unavailable, or 36,000 sq ft where sewer hook-up is available.
- Building restrictions & setbacks: No building may be placed within 30 feet of any property line. Height limit is 18 feet above natural grade (or 18 feet in another version). Geodesic, prefab, relocated, and modular buildings are prohibited. Garages must be constructed before occupancy.
- Architectural review: All exterior construction, remodeling, and changes to color scheme must be approved in writing by the architectural review board (or approving agent). Plans for new buildings, walls, and structures must be submitted. The board may disapprove if design is not in harmony with surroundings.
- Pets: Only customary domestic household pets are allowed, with a limit of no more than two dogs and/or cats over ten weeks old. The association can order removal of any animal that becomes objectionable to neighbors.
- Vegetation & landscaping: Native vegetation (cacti, mesquite, palo verde) must be preserved and not removed except for construction. Bermuda grass is prohibited unless it is a recognized pollen‑free variety approved in writing. All trees and vegetation must be trimmed to preserve views.
- Vehicles: No motor‑driven two‑wheel or three‑wheel vehicles (including motorcycles, minibikes) may be kept or operated if they disturb neighbors. Boats, campers, and trailers must be stored within an enclosed structure. Commercial vehicles and equipment are not allowed on lots.
- Solar energy devices: Solar heating or cooling devices are permitted but must be concealed on roofs and require prior written approval. Arizona state law prohibits the association from banning solar devices, and reasonable rules may not impair their function.
- Duration & amendment: The covenants run with the land until December 31, 2030, and automatically extend for successive 10‑year periods unless terminated by the lot owner. Amendments require the written consent of owners of 75% of the land by volume.
