Marana Carpenter Ranch is a single-family home subdivision in Marana, AZ — each lot is individually owned and subject to covenants, conditions, and restrictions (CC&Rs) that run with the land. These rules are designed to protect property values and maintain a uniform, high-end desert aesthetic, applying to all lot owners and their successors.
- What you own & maintain: You own your lot and the improvements on it, including the main single-family residence and any accessory buildings. The main dwelling must have at least 3,500 square feet of heated/air-conditioned living space (excluding Arizona rooms, porches, garages, etc.) and a minimum 4-car enclosed garage. No trailer, mobile home, tent, barn, or temporary structure may be used as a residence.
- Architectural & exterior standards: All exterior alterations must be approved and use materials that match the primary structure: synthetic stucco in soft earth tones (tans, light sand, soft browns); loud colors like red or purple are prohibited. Roofs must be flat Santa Fe style or ceramic tile in earth tones; asphalt shingles are banned. Accessory structures must match the main house in design, materials, and colors. Fences and walls must be masonry and stuccoed to match, except that properties for horses may use 5-strand barbwire fences; chain link is never allowed.
- Land use & activities: Only single-family residential use is allowed; no manufacturing, commercial, or business operations except for recognized non-manufacturing professions (e.g., home office). No lot may be used for storage of property that appears untidy, or for activities that emit foul odors or unreasonable noise. All improvements must be set back at least 20 feet from lot lines. Easements must be kept clear.
- Pets & animals: Pets must be confined to the owner's lot and not allowed to roam. No equines are permitted on any lot. Commercial-sized breeding for any animal or bird is prohibited. Pets must have suitable shelter and boundaries; owners may not be disturbed by neighbors' animals.
- Parking & vehicles: Boats, trailers, and recreational vehicles must be stored in enclosed structures. Guest travel trailers may stay no longer than one month per visit and must be parked in an unobtrusive area. Vehicles may not be parked on landscaped portions of a lot. Construction equipment must be removed after construction or stored in an enclosed structure.
- Signs & antennas: Only name plates or professional signs up to 3 square feet, construction signs, and for-sale/rent signs are permitted. Radio/TV antennas and satellite dishes may not exceed the highest point of the roof and must be placed on the main dwelling. Outside laundry poles and lines are prohibited unless concealed.
- Amendments & enforcement: Any changes to these conditions require an 80% written agreement of deed holders, obtained at a meeting called by a majority. Any owner may enforce these covenants at their own expense. No warranty is made that the development plans will be completed.
