Owners fund operations through uniform monthly assessments that cover maintenance, insurance, landscaping, and common-area expenses.
- What you own & maintain: You own your individual townhome and have exclusive use of your private patio and yard. The association maintains common areas and handles exterior painting of buildings and lot-boundary fences; you are responsible for your townhome's interior, roof, exterior walls (except painting), windows, private patio, landscaping, and all utilities on your property.
- Monthly assessments: Assessments are uniform across all parcels, initially capped at $720 per year. They can increase up to 5% annually without a vote, or above 5% with approval by two-thirds of voting owners. Assessments fund common area maintenance, exterior painting, landscaping, pool/spa, utilities, and association insurance.
