This is a Declaration of Restrictions for Saguaro East, a residential subdivision (likely a manufactured home community) in Mesa, AZ. The rules bind all lot owners and run with the land. The community appears to be governed by an architectural control committee and a management entity.
- Use restrictions: Lots may be used only for residential purposes. Each lot allows one detached multi-family dwelling not exceeding two stories. No noxious or offensive activities, and no dumping of rubbish or waste (must be in sanitary containers). No structure of a temporary character, trailer, basement, tent, shack, garage, barn, or other outbuilding may be used as a residence.
- Architectural review: All new construction or alterations require prior written approval from the Architectural Control Committee (currently Judd Fuller) regarding quality, design harmony, and location. The committee must approve or disapprove within 30 days of plan submission; if no response or suit, approval is deemed given. No compensation for committee services.
- Building setbacks & height: Minimum lot area is 7,000 square feet. No building may be located nearer to the front or side street line than the minimum setback lines on the recorded plat. Eaves, steps, and open porches are not considered part of the building for this purpose. No building may encroach on another lot.
- Pets & livestock: No livestock or poultry allowed. One domestic pet per family is permitted, not to exceed 20 pounds.
- Signs: No signs visible from public view except: one professional sign not over 2 square feet, one sign not over 5 square feet advertising sale or rent, and builder signs during construction and sales period.
- Fences: Fences or walls across rear property lines may not exceed 6 feet. Within front or side setback lines, fences may not exceed 2 feet 6 inches. Any fence design must be approved by the committee. No fence or wall on a side lot line may exceed 6 feet.
- Vehicles & storage: Abandoned or inoperable vehicles may not be stored on any lot or street visible from other lots or streets. Storage of bottles, cans, lumber, refrigerators, unsightly furniture, etc., is not permitted on patios or under/around the home. Metal storage buildings are allowed with management permission and tie-downs required.
- Yard maintenance & speed limit: Each resident must keep their yard neat. A speed limit of 10 mph is set within the park.
