Silverstone is a single-family home subdivision in Phoenix, AZ, governed by a standard homeowners' association (HOA). All homeowners automatically become members of the Silverstone Homeowners Association, which maintains common areas and enforces rules. This Declaration of Covenants, Conditions and Restrictions (CC&Rs) binds all owners, residents, and their guests.
- Architectural review: Any exterior change (construction, alteration, painting, fences, etc.) requires prior written approval from the Architectural Committee. Unapproved changes are prohibited. Approval is deemed given if the committee fails to respond within 60 days of a complete application.
- Parking & vehicles: No inoperable vehicles, trucks over one ton, boats, RVs, or trailers may be parked visibly on a lot or street for more than 48 hours in any 7-day period unless stored in a garage or approved by the Architectural Committee. Parking on streets is limited to guest vehicles for 48 hours. Towing is permitted for violations.
- Leasing & rentals: Leases must be in writing for a term of at least 30 days (no short-term rentals). Tenants must comply with all governing documents. Owners have an absolute right to lease their lot as long as the lease meets these requirements.
- Pets: Only domestic pets (dogs, cats, birds, etc.) commonly kept indoors are allowed, kept as pets not for commercial purposes. Pets must be leashed (max 6 ft) when off the lot. The Architectural Committee can determine if noise or number is unreasonable.
- Use restrictions: All lots must be used for single-family residential purposes only. Home-based businesses are allowed only if not detectable from outside, conform to zoning, do not generate traffic, and are not a nuisance. Garage sales are not allowed unless coordinated by the Board.
- Assessments & fees: Annual assessments are levied equally per lot. The maximum annual increase without member vote is the greater of 5% or the CPI increase. Special assessments require a two-thirds member vote. Delinquent assessments accrue interest and late fees and create a lien on the lot.
