- What you own & maintain: You own the interior of your unit and have exclusive use of a private patio/terrace. The association maintains all common elements (hallways, pools, landscaping, garage, etc.) and carries master insurance. You are responsible for maintaining your patio landscaping, plumbing, HVAC filters, and for any damage caused by your unit or guests.
- Leasing & rentals: Leases must be for a minimum of 90 days, and no more than 4 rentals per year per unit. Subleasing is prohibited. Owners must provide tenant contact info and governing documents before move-in. During a rental, the owner forfeits amenity rights to the tenant. Fines: $2,000 for leasing less than 90 days; $250 for failing to submit occupancy form.
- Pets: Up to 2 dogs and up to 3 additional permitted pets (e.g., cats, rabbits, birds) allowed, but total dogs cannot exceed 2. Breeding is prohibited. Pets must be leashed in common areas, waste must be cleaned immediately, and pets are not allowed in fitness center, pool/spa areas, party room, or basketball/racquetball courts. - Noise & conduct: Noise must not unreasonably disturb others. Quiet hours not specified, but noise-producing work (including remodeling) allowed weekdays and Saturdays 8 AM–5 PM, prohibited Sundays and holidays. Hard surface flooring must meet sound rating of 45 (NISR/FIIC) and testing is required. Residents must wear soft-soled shoes on hard floors.
- Remodeling & alterations: Structural changes, reconfiguration, or new hard surface flooring require prior approval from the Architectural Committee, Board, and City of Scottsdale.
