Ancala Casitas Resort is a single-family home community in Phoenix, AZ governed by a homeowners association (HOA). You own your lot and house; the HOA maintains common areas and front-yard landscaping (Yard Lot Areas). This document sets out the rules you must follow as an owner, including assessment obligations, use restrictions, and architectural controls.
- Assessments & fees: Annual assessments start at up to $1,800 per lot, can be increased up to 25% per year without member vote, or more with majority approval. Special assessments need 2/3 board vote and 66% member approval. Delinquent assessments accrue 18% annual interest and can become a lien enforceable by foreclosure.
- What you own & maintain: You own your lot and the house. You must maintain the house, driveway, walkways, and all non‑Yard Lot landscaping.
