- Common area maintenance & assessments: Common Area Maintenance Expenses include costs for operating, maintaining, repairing, and insuring common areas, plus an administrative charge up to 10%. Obligated Owners (non-exempt) pay a proportionate share. Exempt Owners (like Sun Country on Tract C and Pad 4) do not contribute to these expenses but must maintain their own parcels.
- Easements & common area use: All owners and their permitted parties have nonexclusive easements over common areas for parking, pedestrian/vehicular access, utilities, delivery, and other specified purposes. No merchandise, equipment, or services may be displayed or stored in common areas without Declarant's written consent.
