What Arizona Silverado, a Condominium's governing documents say
Arizona Silverado is a condominium in Maricopa County, Arizona: you own an individual unit and share common elements (building structure, grounds, parking, roads) with all other owners. The association maintains and insures common elements, funded by equal per-unit assessments. This Declaration binds all unit owners and governs ownership, maintenance, restrictions, and community governance.
- What you own & maintain: You own your unit's interior and any structures within its boundaries. The association maintains and insures the shared building structure, grounds, private roads, parking areas, and other common elements.
- Pets: Reasonable numbers of generally recognized house pets are allowed as determined by the Board. Dogs must be leashed (no longer than 6 feet) and under direct control when outside; no pet may cause unreasonable noise or odor. Owners must immediately clean up pet waste on common elements.
- Residential use only: No business, occupation, or trade from your unit. Limited home-based business activities are allowed only if not visible or audible from outside, compliant with zoning, no customer parking, and consistent with residential character.
- Leasing & rentals: You may lease your unit to tenants. During the lease term, tenants have rights to use common elements, but the owner does not until the lease ends.
- Architectural review: Any exterior change visible from neighboring property—improvements, landscaping, storage sheds, HVAC units, solar panels—requires Architectural Committee approval before installation.
- Exterior appearance standards: Garbage must be in covered containers not visible from neighbors; no outside clotheslines; windows cannot have reflective material or temporary coverings; garages used only for parking/storage with doors kept closed; driveways must be concrete.
- Assessments: Common expenses are allocated equally among all units—each unit pays the same share regardless of size. The association can levy special assessments in addition to regular common expense assessments.
