Carefree Ranch Homesteads is a single-family residential HOA of large lots (Homesteads 36+ acres, Ranch sites 5+ acres) in Phoenix, AZ. Owners own their lot and improvements; the association maintains common roads. This document is the full set of covenants and restrictions binding all owners.
- Lot & subdivision rules: Homesteads are at least 36 acres; Ranch sites are at least 5 acres. A Homestead may be split into no more than three Ranch sites. Further subdivision is not allowed.
- What you own & maintain: You own your Homestead or Ranch site and all improvements on it. You must maintain your property in neat and clean condition. The association maintains Common Roads (paved roads inside the project).
- Architectural review: No grading, building, fence, wall, access road, or other improvement may be started without written approval from the Design Review Committee. The committee can reject plans for any reason, including aesthetics. A construction deposit is required before building.
- Use & business restrictions: Each lot must be used only for single-family residential purposes. Home businesses are allowed only if not detectable from outside, conform to zoning, involve no on-site customers or on-street parking, and do not create a nuisance. One guest house per residence is allowed but cannot be rented or sold separately.
- Animals: No wild animals. Domestic animals like dogs and cats are allowed in reasonable numbers as determined by the committee. Up to four horses per residence are permitted unless the committee approves more. Fencing for corrals is allowed.
- Building height & temporary structures: No structure may exceed 24 feet in height unless approved. Temporary structures (trailers, tents) cannot be used as residences except by contractors during construction.
- Leasing & rentals: The document does not set a minimum lease term for the main residence. However, guest houses cannot be rented, sold, or used separately from the main residence.
- Assessments & liens: Owners pay a proportionate share of association and committee expenses, including common road maintenance. Unpaid assessments accrue late fees (up to 10% per month) and can become a lien on the property, enforceable by foreclosure.
