What Creekwood Ranch's governing documents say
Creekwood Ranch is a single-family home HOA in Phoenix, AZ — you own your lot and house, and the homeowners association maintains common areas. The CC&Rs set detailed rules on architecture, parking, pets, leasing, and use, binding all owners, residents, and tenants.
- Architectural review: Any exterior construction or modification (including landscaping, fences, paint, play equipment) requires prior written approval from the Design Review Committee. The 45-day review may consider aesthetics; a fee may be charged. Variances are possible but not for financial hardship.
- Leasing & rentals: Leases must be in writing, for an initial term of at least one month, and the owner must provide the association with tenant info at least 10 days before move-in. The owner is liable for any rule violations by tenants or their guests.
- Parking & vehicles: No mobile homes, trailers, or recreational vehicles may be parked on a lot without approval. Vehicles must be parked in the garage or driveway; inoperable or commercial vehicles visible from neighboring property are prohibited. RVs may be parked for loading/unloading for max 24 consecutive hours (72 hours per 7 days).
- Pets: Only household pets (dogs, cats, birds) allowed, kept as domestic pets only. The board decides a reasonable number per lot. Dogs must be leashed (max 6 ft) off the lot, and owners must clean up feces. Pets causing noise or nuisance may be removed.
- Use restrictions: All lots are for residential use only. Home businesses are permitted if no customers visit, no employees who aren't residents, no noise/smell/sight detectable outside, and no increase in traffic. Temporary buildings (e.g., trailers) require approval and cannot stay more than 12 months.
- Assessments & fees: All owners (except the developer) pay regular assessments, the same amount per lot, set annually by the board. Special assessments require a 2/3 vote of members. Unpaid assessments become a lien on the lot and a personal obligation of the owner.
